$650,000 Downtown Renovation Project to Restore Historic Edinburg Landmark

Edinburg, TX – A historic 1925 building in downtown Edinburg is set for a major restoration as part of a $650,000 renovation project backed by the Edinburg Economic Development Corporation. The effort, led by LEWIS Building LLC and owner Byron Lewis, CEO of Edwards Abstract and Title Co., will bring new life to one of the city’s oldest commercial properties located at 221–225 E. University Drive and 115–119 N. 13th Avenue.
The multi-phase project will begin with the creation of six “white-box” commercial rental spaces designed to give local entrepreneurs ready-to-use storefronts equipped with essential infrastructure. Later phases will introduce new downtown attractions, including a boutique bourbon bar, coffee shop, and other locally driven tenants aimed at boosting dining, retail, and cultural activity.
With an estimated investment of more than $650,000, the renovation is projected to generate around 15 full-time jobs over the next three years. City officials say the initiative aligns with Edinburg’s long-term vision of revitalizing its downtown district while preserving historic architecture.
“This project embodies our mission to revitalize downtown and our vision for the heart of Edinburg,” said Aaron Rivera, president of the Edinburg EDC board. “By creating local jobs and new gathering spaces for our community, we reaffirm our commitment to making downtown a vibrant hub of community and economic activity.”
Lewis said he hopes the building’s transformation will help connect residents and visitors while strengthening downtown’s economic momentum. “We’re deeply invested in the vision of a vibrant and thriving downtown,” he said. “This marks an exciting milestone for the community, our future tenants, and civic leaders.”
The EEDC said the project highlights its ongoing commitment to support small businesses, protect historic properties, and foster long-term growth in the city’s urban core.
