Edinburg to Welcome IHG Dual-Brand Hotel Development with $18–$20 Million Investment

EDINBURG TX – The Edinburg Economic Development Corporation has announced a proposed $18–$20 million IHG dual-brand hotel development by Binning Hospitality LLC, led by owners Kamaldeep Gill and Kulwinder Binning. The project will redevelop the existing Comfort Inn and MainStay Suites at 4001 S. Closner Blvd., Buildings A & B.

The redevelopment will transform the properties into approximately 84,000 square feet of IHG-branded hotel space, including a four-story Staybridge Suites with 95–100 rooms and a three-story Holiday Inn with 53 rooms.

Amenities will include a full-service restaurant, bar, meeting space, basketball court, outdoor grill and patio, and a spa, open to both hotel guests and the general public. Upgraded landscaping and new exterior property signage are also planned.

Economic Impact

The investment is projected to generate an estimated $5.6 million in annual revenue and create 47 full-time positions. Construction is slated to begin in September 2026, or sooner, with project completion anticipated by March 2028.

“Edinburg has been good to us and our business, so it only made sense to reinvest right here,” said Kamaldeep Gill, owner of Binning Hospitality LLC. “We already have our hotels in this community, and we see firsthand the growth and opportunity this city offers.”

Gill added that redeveloping the existing properties into a dual-brand hotel “felt like the natural next step,” and said the company is “proud to bring Edinburg’s first full-service hotel to life.”

EEDC Board President Aaron Rivera called the development “a game-changer for Edinburg,” stating it will allow the community to “accommodate business travelers, conference guests, and visitors at the level they expect.”

“This $18–$20 million investment signals growing confidence in Edinburg’s future and will strengthen our position as a premier destination in the Rio Grande Valley,” Rivera said. “The jobs created, the revenue generated, and the elevated hospitality experience this brings will have a lasting and positive impact on our entire community.”
